▶ Your Answer : The
author of the letter insists that the Adams Realty is superior to Fitch Realty,
based on several assumptions made by him through his experiences and some data,
so he recommends to his friend to use Adams Realty. Although the opinion of the
author seems to be convincing at a glance, his argument is not persuasive because
of some assumptions he made are not clear. First,
the author assumes that the number of agents and type of employment can be definitive
criteria to judge superiority of the real estate firm, which led to the conclusion
that Adams Realty is better than Fitch Realty. Despite of high number of agents
in Adams Realty, the superiority of the real estate firm does not only depend
on the number of the agents but also on the experience and skill of employees,
which may makes Fitch Realty more capable than Adams Realty. The author
neglected the possibility that Fitch Realty’s employees can surpass more than one
employee in Adams Realty in their capability. In addition, part-time job does
not necessarily mean that the company has a weak employment structure. It
rather can mean that the firm has flexible structure so that it can always hire
excellent candidates in the job market.
Second,
the author needs to support his assumption which says the higher revenue and
average sale means the real estate firm’s competence in the market. The average
sales price does not guarantee firm’s high profit. Even though Adams Realty has
higher average sales, it may concentrated on the high-volume sales projects,
which may composed of little profit portion than small projects. Instead, Fitch
Realty, even if it has less average sales price, may have focused on small but
profitable projects, which may lead to higher profit than Adams Realty.
Therefore, if the author wants to claim that Adams Realty is superior because
of its average sales, he has to provide any evidence which shows Adams Realty
has also more profit.
Lastly,
the author made an assumption that the timing of selling houses does not effect
on the length of waiting period to sell the house. However, several factors
such as economic condition, demographic situation in the region or change on
the taxation policies can have effect on the waiting time. Ten years ago, when
the author sold his house through Fitch Realty, there could be an economic
crisis which may hindered consumers to buy the house. In contrast, in last
year, there would be a huge migration from other states which must surge demand
for houses. Even four months might be a short time ten years ago, and in
addition, one month could be a long time in last year.
In
summary, the author’s argument is not plausible. The author needs to strengthen
his assumption by suggesting several things such as the superiority of stable employment
structure and social environment including economic conditions in ten years ago
and last year. |
